We work in two areas of real estate development:
(1) Advisory - The cornerstone of our practice
is built on providing excellent advisory work to private and public entities on matters related to real
property for law firms, banks, corporate and institutional clients as well as design firms, construction
companies and private, individual investors. Our work includes an array of strategic and financial assessments, expansion/conversion
of existing building inventory into new uses and pre-transactional due diligence of real estate portfolios. We assist the
legal indusrty with forensic evaluations and work with counsel on construction litigation.
(2) Development - We are a private equity developer/builder
with an award-winning "design-build" capability.
This office brings a multi-disciplinary skill-set to complex
real estate projects large and small. By combining an expertise of financial markets, legal frameworks, master-planning,
design/construction know-how, and the political environment affecting development, Portico is well positioned to assist institutions,
trusts, conservation entities, private investors, investment banks, international corporate owners and public entities achieve
their real estate development goals.

Portico's focus in advisory and development has fostered a
broad perspective on strategic planning in urban settings that has benefited private and public entities in their quest
for better built environments.
Founder Roy R. Pachecano earned advanced degrees from Columbia University
in Real Estate Development [combining Business, Law and Urban Planning curriculims] and Architecture. Robert B. Knight, Principal
of EastRock Advisors LLC, joined the company in 2004. Mr. Knight brings substantial executive experience in financial, portfolio
and property level analysis. Mr. Knight graduated from Yale University with advanced degrees in Economics and Architecture.
Mr. Pachecano is on the faculty of Pratt Institute in
New York City and teaches on zoning and real estate development. Early in 2005, Mr. Pachecano opened a field office in San
Antonio to begin developing properties in emerging 2nd tier markets and be closer to assets its banking clientele is acquiring.
Mr. Knight maintains our office in Boston. Our presence in the Northeast and Southwest offers prospective investors unprecedented
mobility and specialized knowledge of regional markets.
