SLGreen Realty Corp., New York, New York
SLGreen owns and operates a premier portfolio of commercial office buildings in New York City and are the largest commerical
office landlord in the nation's largest and most resilient office market. Mr. Pachecano, acting on behalf of Portico, is proud
to provide advisory and graphic services for SLGreen's ongoing effort to 'green' its existing skyscrapers
into energy efficient towers. Image at right is a computer animation still showing the greening of terraces and roof areas
at 100 Park Avenue.
The Carlyle Hotel, New York, New York
Mr. Pachecano, while employed with the law firm of LePatner & Associates LLP, authored comprehensive due diligence
reporting for the $137 million sale of historic landmark hotel for purposes of negotiating final terms of sale for closing
attorneys, Stroock & Stroock & Lavan LLP. Mr. Pachecano's work helped provide insight of zoning issues and local law
facade compliance concerns--these major items were addressed subsequent to acquisition by Rosewood Resorts in which
Mr. Pachecano took an active lead in bringing about regulatory compliance. Mr. Pachecano assisted in preparing a comprehensive
capital improvements plan including a contemplated $5 million mechanical infrastructure overhaul. He also led the seminal
Certificate of Occupancy analysis and resolved zoning conflicts which affected the legal use of the property. This work produced
acquisitions savings for the client of over $5 million and yielded a clear, unencumbered title greatly enhancing the property's
marketability.

Bowery Oasis Development - New York
Working with the Rizzo Group, Mr. Pachecano performed a zoning analysis with alternate legal scenarios. The image at
right illustrates a mixed-use development including a hotel, apartment and retail components for the Bowery-Oasis Partnership.
The $50+ million project, design by noted architect Enrique Norten of TenArquitectos, is unique for New York as well as Lower
Manhattan. The project is currently in planning stages.
Deutsche Bank The firm has served Deutsche Bank's Private Wealth Management's investment
team by analyzing and reporting on market/economic factors and physical conditions for the acquisition of $150 million in
multi-family residential portfolios consisting 11 properties. Mr. Pachecano and Mr. Knight provided comprehensive capital
expenditure analysis based on site surveys, interviews with operations personnel and existing conditions for portfolios comprised
of over 3500 units requiring significant capital upgrades in building systems (mechanical, electrical, plumbing, structural
and general construction). Our firm prepared comprehensive due diligence reporting for DB's Private Wealth Management investment
team. The firm helped the bank realize a $1 million savings in its acquisitions and operations costs.
The Metropolitan Transit Authority, New York The firm performed pre-construction due diligence for
the world's largest transportation agency. Specific tasks included: Site inspection for subway stations located in Brooklyn.
The firm prepared due diligence and assessment reports used for developing capital improvement budgets. Today's heightened
security measures has made this work more relevant and valuable for the MTA.
